But are you familiar with title insurance? If not, read on for a quick education on title policies.

Title insurance, most commonly, is an policy that is purchased to protect the owner and the property – usually land – from claims against the ownership of the property. In other words, title will protect you in the event that someone claims you don’t own property that you do, in fact, own.

Depending on the specific title policy, you can be compensated for all procedures involved in proving your ownership of the property. Such procedures include hiring an attorney as defense and court proceedings. Depending on the specific title policy, a title policy will pay for the fees related to such procedures, and reimburse you for the money spent in the event that you win the case.

Having a title policy is important because at anytime someone may show up at your door claiming to have rights to your property. Since property such as land is not something that deteriorates and just disappears or finds a new home in a junkyard, there are most likely people who have had some business with your land property at one time or another.

When you purchase your property, you may actually be purchasing land that others have certain rights to. In other words, you may not be getting a clear title. If this happens to you – if someone claims to have certain rights to your property – a title policy will come in handy.
